BC SAFER
The Shelter Aid for Elderly Renters (SAFER) program provides monthly cash payments to help low-income BC seniors (60+) pay rent in the private market. The subsidy is calculated based on your rent and income, helping seniors on fixed incomes keep up with rising rents.
Apply even if your income is just above the limit, since eligibility is based on gross monthly income and rent ratio. If your rent or income changes during the year, report it so your subsidy stays accurate. Reapply promptly each year to avoid a gap.
You may qualify if you are 60 or older, have lived in BC for 12 months, file an annual income tax return, pay more than 30% of your gross before-tax monthly household income toward rent, your gross monthly income is less than $3,333.34 (or $40,000 annually), and you meet citizenship requirements. You cannot live in subsidized housing, a Ministry of Health-funded residential care facility, or co-operative housing as a shareholder, and you generally cannot receive income or disability assistance.
Proof of age (60+), proof of BC residency (12 months), your annual income tax return, proof of rent paid, and Canadian citizenship or immigration status documents.
Apply through BC Housing's SAFER page. Existing clients must reapply each year to keep receiving the subsidy.
A common mistake is not reapplying each year, which stops the subsidy. Another is assuming SAFER is only for people with disabilities — it is for seniors 60+ regardless of disability, though many seniors with disabilities qualify. People also miss that living in subsidized housing, a funded residential care facility, or co-operative housing as a shareholder can disqualify you.
